We use an industry standard Texas Apartment Association lease contract and application form. If you have leased before, it is likely just the newest version of what you previously signed. If you are interested in a unit, we can schedule a time for you to view the unit or you can just apply online. If you decide to lease, then we send you the lease paperwork. Your application fees and deposit will be due at time of lease signing. Your prorated 1st month’s rent can be paid when you pick up your keys at move-in time.
All Leases Are Signed Electronically.
Once your paperwork is completed, it will be processed by the property management personnel. They will notify you when the paperwork is completed and approved.

Yes, there are no additional parking fees.
Yes, we do allow pets. Up to two pets allowed. No more than 30 lbs combined weight. Aggressive breeds are restricted.
The fee for the first pet is $400 and $200 for a second pet. We do not charge a monthly pet rent.
A pet agreement must be turned in to our office with any applicable fees BEFORE the pet(s) is brought on to the property.
Pet owners are responsible for cleaning up all poop that their pet produces on the property. Failure to pick up after your pet will result in a $50 fine per occurrence.
Rent is due on or before the 1st of the month. We understand and accept that subsidized income funds may not be available to residents until the 3rd. That is OK as rent is not considered late after the 5th. As of 12/1/2024, all rent payments are required to be made through contactless means. Fees vary by process chosen and all fees have been calculated into rent amount pricing since 2023 so total rent due is the amount due. Rent can be paid online by eCheck or Credit/Debit Card through the Resident Portal or by cash using an Electronic Cash Payment processor.
Some of our properties include basic Wi-Fi. The speed is undetermined and not guaranteed. The service is meant for basic internet surfing and email reading, so that you don’t have to use your cellular connection all of the time. It is not to replace a TV streaming service. If you need a TV streaming or guaranteed work connection, we recommend that you contact an ISP and setup your own direct service. Spectrum specifically offers a direct service for senior citizens that starts at $15/month (as of 6/2025).

We cover water and trash, while tenants are responsible for electricity. Some units are all-bills-paid, and others include internet access.
