You can submit maintenance requests online through our resident portal, by calling our office during business hours, or by contacting our after-hours emergency line for urgent issues.
What is the typical response time for maintenance?
Non-emergency maintenance requests are typically addressed within 24-48 business hours. Emergency issues (water leaks, no heat/AC, electrical hazards) are prioritized and handled as quickly as possible.
Is there emergency maintenance available?
Yes! We offer 24/7 emergency maintenance service. For after-hours emergencies, call our emergency maintenance line. Examples include burst pipes, gas leaks, no heat in winter, and electrical hazards.
Is maintenance free for tenants?
Standard maintenance and repairs due to normal wear and tear are provided at no additional cost. Repairs needed due to tenant damage or negligence may be charged to the resident.
What counts as an emergency maintenance issue?
Emergency maintenance includes: burst or frozen pipes, gas leaks, sewage backups, no heat when temperatures are below 50°F, electrical hazards, fire or flood damage, and lock-outs. Non-emergencies include dripping faucets, running toilets, and appliance issues.
Do you handle pest control?

Who do I contact for after-hours emergencies?
For after-hours maintenance emergencies, call our emergency maintenance line. The number is provided in your lease agreement and posted in your community. In a life-threatening emergency, always call 911 first.
Can I do my own repairs?
For safety and liability reasons, we ask that you submit all maintenance requests through our office rather than performing your own repairs. This ensures work is done properly and protects your security deposit.
How do I report a problem with a neighbor?
Neighbor concerns can be reported to our management office during business hours. For noise disturbances after hours, you may contact local authorities. We take all complaints seriously and handle them confidentially.
What regular maintenance does the community perform?
Our communities perform regular maintenance including landscaping, common area cleaning, HVAC filter changes, pest control, parking lot maintenance, and seasonal preparations. We strive to keep all communities in excellent condition.
