This is a follow-up to the note that was posted on your door last week. We want you to feel comfortable and confident that you still have a place to live, so here is a list of some things that we wanted to cover.
Status quo
Your lease is still good and valid. No planned changes in your rent. Everyone is welcome who pays their rent on time.
Online Portal
We use AppFolio property management software. You’ve probably received an invite to it. You can login with a browser and you can also install a mobile app to have it at your fingertips.

Rent Payments
Starting 10/09/2025, all rent payments must be made to 979RENT through our approved payment methods only.
You can pay securely on your Online Portal or in cash at Pay Near Me locations. More info here: https://361rent.com/electronic-cash-payments/
If you are used to paying any other way, please contact our office and we’ll work on a new solution for you.
IMPORTANT:
Payments made to anything besides 979RENT may not be recoverable and/or may lead to delays in recording and late fees.
Planned updates

Running toilet?
Let us know, we’ll catch it. Seriously though, they’re loud and annoying. If yours is running or your faucet is dripping, please let us know. https://361rent.com/maintenance/ or 361-377-7368 and press 3 for maintenance.
Safety Devices
Please test your smoke detector, change the batteries if needed, and remember never to disable it—it could save your life someday. Also, check the gauge on your fire extinguisher to make sure it’s still charged and ready to use.
If you need a smoke detector or fire extinguisher installed or replaced, call maintenance at 361-377-RENT, and we’ll take care of it.

No Grease in Plumbing
A reminder not to dump grease down the drain as it will solidify and block the plumbing. Let it cool and dump it in trash or dumpster. Not down the drain.
Wipes Ruin Pipes
There’s no such thing as a flushable wipe. They’re made of plastic instead of paper and they don’t break down in water so they will clog the systems. Just toss them in your trash like other trash. Do not flush them. Unfortunately, residents that do will have to be charged accordingly.
Eliminate Litter
We’re trying to keep the areas picked up and a little help from you will improve those efforts. Please don’t litter. If you drop something, please pick it up and dispose of it properly. That includes pet waste.
Pet Waste
Please pickup your pet waste. You can use plastic grocery sacks and tie it before tossing it in the trash or dumpster. If you’d rather use toilet paper to pick it up, you can flush it down your toilet also. Do not flush wipes or other plastic. Please keep them on leashes at all times.
